This is the story of how Google is changing real estate forever.

I recently traveled to Berlin, where I used Google to find the best places to eat etc.

For decades real estate has been all about location, location, location. That is because with a good location any business can operate since there may be good traffic or the e.g. shop may just be a cool building etc.

With the invention of the internet, many things have changed. Instead of calling estate agents, you find their websites, and instead of booking a hotel over the phone, you go to a website like booking or Airbnb. We have become used to all this.

What we haven't become used to though, is using Google’s review system to find where to stay or where to eat in new places, but this is slowly becoming a reality.

How to choose correctly

When for example in a new city your primary goals after sightseeing and museums are probably to find somewhere to eat. This is how you can use Google reviews to your advantage:

For example, I want to find somewhere selling hot chocolate. I search for hot chocolate and see the results. This is where it becomes interesting. You have to find a good average. Many reviews and high stars is the best way to find the best places to eat. That is why I created my own simple index.The “index”

The index is pretty simple, you just multiply the stars by the number of reviews. 39 reviews are the average of reviews for businesses on Google. For hotels, the average is 309 reviews and the average for restaurants is 220 according to brightlocal.com

61% of local businesses have an average star rating between 4 and 5 stars on Google according to brightlocal.com

So, let’s do the math on a general average the index rounds up to 156 with 4 stars as an average and 39 reviews
For hotels, the average is 1,236, so 309x4
For restaurants, the average is 880, so 220x4

So, for a good number, we can say that generally on average we can consider a good review about 250 plus.

For hotels that it is about 2,000

For restaurants that it is about 1,000

Let’s give it a name: “Google Reviews by Stars” G.R.S.

250GRS, 2,000GRS and 1,000GRS.

To sum up

Using this index you can find the best places to eat and that is what is changing real estate, using a smartphone to find somewhere to eat instead of asking people or advertising.
